Terms and Conditions

Welcome to Irías Construction. By hiring our services, requesting a quote, or engaging with our website or representatives, you agree to the following Terms and Conditions. Please read them carefully.

1. Services Provided

  • Irías Construction offers residential construction, home renovation, landscaping, hardscaping, pressure washing, and general property improvement services in Charlotte, NC and surrounding areas. All services are subject to availability and seasonal considerations.

2. Estimates and Proposals

  • All project estimates are free and based on current market conditions. Estimates are valid for 30 days unless otherwise stated. Final pricing may vary depending on scope changes, material costs, and client approvals.

3. Booking and Payment Terms

  • A signed agreement is required before work begins.

  • Projects under $1,000 may require full payment upfront.

  • Larger projects typically require a 50% deposit and the remaining balance upon completion or in scheduled installments.

  • We accept payments via Cash, Zelle, Cash App, and Check.

  • A $35 fee applies to returned checks.

4. Cancellation and Rescheduling

  • Consultations are free. However, if a consultation is rescheduled twice, the third appointment will carry a $25 fee.

  • For scheduled jobs, cancellations must be made at least 48 hours in advance to avoid a $75 cancellation fee.

  • Rescheduling must be confirmed in writing and is subject to calendar availability.

5. Scope of Work

  • All work will be carried out as described in the signed proposal or agreement. Any changes requested by the client must be submitted in writing and may result in revised pricing and/or extended project timelines.

6. Client Responsibilities

  • The client must provide access to the property on scheduled workdays.

  • All personal property or valuables should be removed from work areas before our team arrives.

  • The client is responsible for obtaining any necessary permissions or HOA approvals unless agreed otherwise.

7. Delays and Force Majeure

Irías Construction is not liable for delays caused by:

  • Severe weather

  • Material shortages

  • Permit delays

  • Circumstances beyond our control (force majeure)

 

We will communicate and reschedule work as needed.

8. Warranty and Liability

  • We offer a 30-day workmanship guarantee on completed work unless otherwise stated in the contract.

  • Manufacturer warranties apply to all installed materials when applicable.

  • We are not liable for damage caused by improper use, future modifications by others, or failure of materials due to normal wear and tear.

9. Insurance and Licensing

  • Irías Construction is fully insured and operates in accordance with local and state laws. Proof of insurance can be provided upon request.

10. Use of Subcontractors

  • We may use licensed subcontractors when necessary. All subcontractors will be held to the same service standards and professionalism as Irías Construction.

11. Privacy Policy

  • All client information is confidential and will not be sold or shared. Your personal information may be used to contact you regarding your project, invoices, or follow-up services.

12. Marketing and Reviews

  • By hiring Irías Construction, you grant us permission to use before-and-after photos of your project for marketing purposes unless otherwise requested in writing.

13. Dispute Resolution

  • In the event of a dispute, both parties agree to attempt resolution through direct communication first. If unresolved, disputes shall be settled through mediation in Mecklenburg County, NC.

14. Governing Law

  • These terms shall be governed by the laws of the State of North Carolina.

15. Updates to These Terms

  • We reserve the right to update or modify these Terms and Conditions at any time. Clients will be notified of any major changes affecting ongoing projects.
